Annual maintenance contracts
MEP maintenance contracts in Abu Dhabi
Planned preventive maintenance for the mechanical, electrical and life-safety systems in your building — one contract, one accountable team, a fixed annual price.
Reactive maintenance is the expensive way to run a building. Plant fails at the worst time, the callout is charged at emergency rates, and the damage is usually worse than the fault that caused it.
An annual maintenance contract replaces that with a schedule. We inspect the plant on a fixed cycle, log its condition each visit, and deal with wear before it becomes failure — for a price you know at the start of the year.
What a contract can cover
Mechanical
- Chillers, compressors and cooling plant
- Air handling and ventilation
- Pumps, tanks and water systems
Electrical
- Distribution boards and LV panels
- Generators and transfer switching
- Emergency and escape lighting
Controls & safety
- HVAC controls and BMS
- Fire detection and fire fighting equipment
- Access control, intercom and CCTV
What happens on a visit
- Inspection of the plant covered by the contract, against a fixed checklist
- Cleaning, lubrication and filter changes as the equipment requires
- Readings logged each visit — pressures, temperatures, currents, run hours — so wear is visible over time
- Minor adjustments and consumables included in the contract price
- A written report of what was found, what was done, and what needs attention
Common questions
- What is an annual maintenance contract?
- A fixed-price agreement covering scheduled preventive maintenance of your building's systems over a year, with an agreed visit frequency and scope, instead of paying for each callout separately.
- What does an AMC cost in Abu Dhabi?
- It depends on which systems are covered, how much plant there is and how often we visit. We survey the building first and quote against a written scope, so the price reflects your actual plant rather than a generic package.
- How often are the visits?
- Quarterly suits most buildings in the UAE, because heat and dust load plant faster here. Critical plant is often monthly. The frequency is set per system in the contract scope.
- Does the contract cover repairs and spare parts?
- Preventive maintenance, consumables and minor adjustments are included. Major parts and remedial work are quoted separately so you can see what is routine upkeep and what is a genuine repair — nothing significant gets done without your approval.
- Can you take over from our current maintenance contractor?
- Yes. We survey the building, report on the condition we find it in, and quote the ongoing contract separately from any remedial work needed to bring the plant back to a maintainable state.
